Below we provide a general overview of some of the steps involved in the Buyer’s and Seller’s services that we are proud to offer to our clients. Buyer’s Services

 

Providing a client service experience that has been tailored to best meet the needs of each individual client is a top priority. Therefore, below we have briefly outlined the steps we would typically go through to serve more as a framework or guideline of the journey we will take together than as an actual step by step process, as we work together to find your dream home! 

Step 1: Establishing Your Goals, Needs and Wants (1st Meeting)

A Residential specialist will sit down with you to conduct an in‐depth consultation whereby we work with the end in mind and develop an action plan to purchase a property that will be an ideal fit given your current and future lifestyle objectives.

Step 2: Property Search Process

Your Advisor will establish a customized search to identify properties that match your criteria, which is definately not limited to an automated computer search. You can rest assured our team is actively involved in finding you the right property.

Step 3: Viewing Properties

We want to get you out on tour. Based primarily on your lifestyle goals and objectives, we show you a range of properties and neighbourhoods that could possibly meet your needs. Throughout the process, we will continue to send you properties that fit your criteria and when you find homes that you would like to see, we will work around your schedule to set-up viewings.

Step 4: Making an Offer

Once a suitable property is found, we will establish a strategy designed to get an offer accepted at the ideal price and under the best terms possible given your personal situation, guiding you throughout the entire negotiation process, and of course ensuring that all appropriate conditions and clauses are included to best protect your interests.

Step 5: Conditional Period

During this period, your Advisor will guide you through the due diligence process and will help coordinate items such as inspections or estimates, being sure to review the results in detail so you know exactly what you are buying and there are no major surprises after taking possession.

Step 6: Stress-Free Completion

Once the offer is accepted and conditions have been removed, your Advisor will guide you through the entire closing process to make sure everything goes smoothly, coordinating with the various professionals involved (lawyers/notaries, bankers, mortgage brokers, etc.), keeping your involvement a minimum and as stress free as possible.

Step 7: On-Going Communication

Seller’s Services

 

With consideration given to your homes unique features, our team will create a customized marketing plan to get the best market exposure for your property so that you can maximize the return on your home in the quickest time possible. Therefore, below we have briefly outlined the steps we would typically go through to serve more as a framework or guideline of the journey we will take together than as an actual step by step process, as we work diligently to get your home sold on your terms!

Step 1: Initial Consultation (1st Meeting)

An Advisor from the Jahelka Real Estate Group will preview your property, detailing all of the important characteristics, features and upgrades.We will confidentially discuss your motivations for selling your property, your timeline and address any questions or concerns that you have. This information will be taken into consideration when customizing a marketing strategy for your home. Our comprehensive listing package will be reviewed outlining what to expect throughout the process.

Step 2: Creating a Customized Home Marketing Plan

We will create a customized marketing plan for your home, tailored to highlight your property’s best features and characteristics with the specific purpose of getting your home sold quickly, on your terms, and for the highest possible price.

Step 3: Listing Presentation (2nd Meeting)

Your Advisor will meet with you to present our proposed marketing plan, and you will be provided with a fair market value for your home, based on our detailed market analysis. We will outline our strategy on how to get the highest net return for your property based on your objectives.

Step 4: Property Preparation

In order for our marketing team to bring your customized marketing plan to life, we will provide recommendations for minor improvements and staging tips as we are coordinating visits from our professional partners to complete vital elements of the marketing plan such as photography, videography and the drafting of floor plans. As your property won’t have a second chance to make a strong first impression, we take care to make sure everything is just perfect before it goes live.

Step 5: Showcasing Your Home
