Buyer's Services

 

At the Jahelka Real Estate Group, providing a client service experience that has been tailored to best meet the needs of each individual client is a top priority. Throughout the buying process search will work diligently to ensure you are able to acquire a property that exceeds your expectations in every way, on a timeline that works for you.

Therefore, below we have briefly outlined the steps we would typically go through to serve more as a framework or guideline of the journey we will take together than as an actual step by step process, as we work together to find your dream home! 

Step 1: Establishing Your Goals, Needs and Wants (1st Meeting)

A Luxury & Waterfront specialist will conduct a confidential, in‐depth consultation whereby we work with the end in mind to develop an action plan to purchase a property that will be an ideal fit given your current and future lifestyle objectives. We will take the time to learn about you and your situation, discussing your specific tastes and preferences, timeline, family plans, lifestyle, real estate goals and any other relevant factors, which is an essential first step in the process that allows the Jahelka Real Estate Group to do what we do best, taking the information you have provided and customizing a property search plan that will ultimately lead to you successfully purchasing the property of your dreams!

Step 2: Property Search Process

Your Advisor will establish a customized search to identify properties that match your criteria, which is definately not limited to an automated computer search. You can rest assured our team is actively involved in finding you the right property, and we have no problem knocking on the doors of any properties that aren’t currently up for sale if they appear to meet your criteria.

Step 3: Viewing Properties

We want to get you out on tour. Based primarily on your lifestyle goals and objectives, we show you a range of properties and neighbourhoods that could possibly meet your needs. Throughout the process, we will continue to send you properties that fit your criteria and when you find homes that you would like to see, we will work around your schedule to set-up viewings.

Step 4: Making an Offer

Once a suitable property is found, we will establish a strategy designed to get an offer accepted at the ideal price and under the best terms possible given your personal situation, guiding you throughout the entire negotiation process, and of course ensuring that all appropriate conditions and clauses are included to best protect your interests.

Step 5: Conditional Period

During this period, your Advisor will guide you through the due diligence process and will help coordinate items such as inspections or estimates, being sure to review the results in detail so you know exactly what you are buying and there are no major surprises after taking possession.

Step 6: Stress-Free Completion

Once the offer is accepted and conditions have been removed, your Advisor will guide you through the entire closing process to make sure everything goes smoothly, coordinating with the various professionals involved (lawyers/notaries, bankers, mortgage brokers, etc.), keeping your involvement a minimum and as stress free as possible.

Step 7: On-Going Communication

Step 3: Listing Presentation (2nd Meeting)

Step 4: Property Preparation
